Right now it’s a seller’s market in the Piedmont Triad area of North Carolina. If you’re thinking about putting your house on the market this year, then here are some tips and tricks that may help you decide when to put your house on the market; and how to sell it quickly and for the most money possible.
WHEN TO SELL YOUR HOUSE
Everyone knows that Spring is the best time to put a house on the market. But new research gets even more specific to help you find that perfect magic window to list a home.
According to researchers at Zillow.com, the new magic listing window is between May 1st – May 15th. Zillow states that “Nationally, homes sold May 1-15 sell about 18.5 days faster and for 1 percent more than the average listing. That means an average premium of $1,700 for the seller of a median home.”
In fact, Zillow listed 7 Steps to Selling Your Home, and Cleaning was #1.
More importantly, be sure to consult with your realtor as he or she will know all the nuances of how homes sell in your community.
HOW TO SELL YOUR HOUSE
Your home is a massive investment. You’ve poured your heart and soul and lots of money into it. Your kids have grown up in that house – it’s a part of you and you don’t want to just give it away. If you’re trying to sell your house you want two things to happen:
1) to get as much for it as you can
2) to sell it quickly
Sure, YOU know that it has all new insulation and a new heat pump and new plumbing; but the potential buyer doing a casual drive-by doesn’t know that. All they see is a dirty house covered in green nastiness, a roof that is smothered in black streaks and landscaping that is a mess. Most potential buyers will just drive right on past and go look at the next house on their list. This phenomena can be summed up in two words: curb appeal.
Realtor.com has this to say about curb appeal:
“Curb appeal is the all-important practice of improving how your home looks to buyers right as they pull up and park – or even as they drive by (slowly, one hopes). That includes your front yard, driveway, and your home’s exterior, from its paint job to the potted plants on your patio to even the welcome mat that greets people as they pass through your front door.
Curb appeal is both an art and a science. And since it’s a buyer’s first impression of your home, it can be absolutely essential in selling your home.”
Realtor.com advises that this first impression – or curb appeal – could add up to 20% to your home’s final sale price. They recommend several points to look at such as strategic landscaping and painting. They also recommend cleaning everything: windows, driveways, decks, the house and the roof!
They recommend this based on data that shows that this will increase the selling value of your home by up to 20%. So depending on the overall value of your house, a good pressure washing and roof cleaning could add $15,000 – $25,000 to the final sale price.
The National Association of Realtors states that just pressure washing alone could add $10,000 – $15,000 to the final sale price.
In other words, if you’re selling your home, you simply can’t afford NOT to have your home’s exterior professionally cleaned as it will help to sell your home faster and for a more desirable sale price.
An exterior cleaning is one of the smartest investments you’ll make during the process of selling your house.
